Room occupied - Birmingham expands hotel space

In previous posts I've noted the large volume of new hotels across the city.  There has been an explosion in the number of new and proposed hotel developments and redevelopments of existing buildings into hotels. Here is a summary of some of these proposals and developments.

With over 30 new and proposed new hotel developments on top of the numerous existing hotels across the city many might question why we need more hotels.  In my previous post of January 2011, highlighting the boom in hotels, Short stay room for long term regeneration, I noted the figure of 2,150 hotel rooms across Birmingham in 2008 and the 40% of UK conferences that take place in Birmingham.  Birmingham cannot afford to ignore hotel investment as it seeks to consolidate and build on it's UK conferencing hub role and in it's continued attraction of visitors.  The High Speed Rail proposals will further increase investment and visitors to the region and investment in hotel rooms is crucial to accommodating these new together with returning visitors.

The boom for developers has has also been aided by favourable economics with BPRA, a tax incentive started in 2007 being extended to 2017.  BPRA is a tax incentive to enable businesses owning or leasing property that has been vacant for over a year in designated areas to claim 100% tax relief on capital spending to renovate or convert the property back into business use.

This rate relief coupled with the designation of large swathes of the City as a Local Enterprise Zone bringing simplified planning, discounts on business rates, and ease when developing superfast broadband and infrastructure has made hotel development particularly the refurbishment of former office buildings a viable prospect.

Amongst recently completed hotels is the Hotel La Tour in Eastside, Height of Eastside - Hotel La Tour Opens, which is a £24m new build 174 room hotel.  This hotel stamps an opening gambit in the development of Eastside as it links the city centre to it's moves to link Eastside and Millennium Point to the city core.  Sitting adjacent to the new city park and the site of the proposed High Speed Rail terminus it will be a first sight for many first time visitors and provides a ground to the development of Eastside.

In the Jewellery Quarter, 73 room boutique hotel bloc hotel has opened while a former textile factory at Constitution Hill, adjacent to the Midland Metro, is being converted into a 109 bedroom £6.4m Hampton by Hilton hotel, joining the new Hampton by Hilton hotel on Broad Street, Cumberland House Hotel Refurbishment.
The Hampton by Hilton Broad Street saw a £30m refurbishment of the former Cumberland House office block.

Work is currently taking place on refurbishing the former 19 storey office building Kennedy Tower at Snow Hill into a 239 bedroom Holiday Inn Express due to open early 2013.

Elsewhere plans were announced in May for a new hotel at the much delayed Arena Central development covering the site of the former Central Studios, New city centre hotel to kick start Arena Central development.  The new 210 bedroom hotel would be an 18 storey, 57m tall, Holiday Inn Express and stand on the site of a former car park.  The new building which would be similar in design to the nearby Cube would also include an independent health and fitness club with swimming pool linking to the existing Crowne Plaza Hotel which is part of the same hotel group.

On Corporation Street plans were developed for the conversion of One Martineau Place, a former office building, into a new Staybridge hotel.  Planning images of the redevelopment are shown below from the planning application, 2011/07906/PA.





At Five Ways, vacant 12 storey office block Auchinleck House has seen revised plans for a 300 room Park Regis hotel replacing earlier plans for a mixed use scheme, After Eastside, a new Westside for Birmingham.  The earlier plans for a 120,000 sq ft office block, 200 bedroom hotel and 136 bed budget hotel, student accommodation and shops and private flats were dropped in the economic downturn.  The new £100m development will see the tower converted into a 300 bedroom four star hotel, roof top restaurant and refurbished shops with a 150,600 sq ft ballroom providing new venue space for the city.

With work continuing on the redevelopment of New Street Station plans have also been  developed for the refurbishment of the former HSBC office the Exchange Building at Stephenson Place into a 139 bedroom Premier Inn hotel and the refurbishment of Ladywood House on Stephenson Street into a 364 bedroom Motel One hotel.

An exciting set of developments! The new Five Ways complex, and the refurbishment of Ladywood House look particularly good (and well overdue). It seems the local economy is back on the mend (he says tentatively).
